Niranjan Hiranandani, a prominent Indian real estate developer, recently offered a rare glimpse inside his sprawling 25,000-square-foot penthouse, located in the heart of the city. The exclusive tour was shared in an interview with financial content creator Sharan Hegde, giving viewers an inside look at the stunning design and grandeur of the residence. Titled “You Won’t Believe What’s Inside Hiranandani’s 25,000 Sq Ft Luxury Penthouse,” the video has quickly gained attention on YouTube, offering a breathtaking view of the extravagant scale and architectural brilliance of the penthouse, setting a new standard for luxury in a city known for its limited living space.
In the video, Hiranandani reflects on the early challenges he faced with Mumbai’s insufficient infrastructure, which motivated him to create Hiranandani Gardens in Powai. He transformed barren land into a self-sustained township with well-planned roads, modern drainage systems, and lush greenery.
Sharing his experience, he remarked, "I lived in Lokhandwala Complex in Andheri, where we constructed 11 buildings. However, the reality was that when I looked out from the building, the roads were poor, there was no stormwater drainage, no streetlights, no water supply, and no sewage systems—nothing. It made me realize that I wanted to create something where I had control over everything—the roads, the infrastructure. That’s how Powai was born. Even my family thought I was being overly ambitious."
The penthouse offers unobstructed views of Powai and Vihar lakes, a rare feature in Mumbai. Hiranandani also points out that the area enjoys a temperature that is roughly 2°C lower than the rest of the city, thanks to the abundant greenery and thoughtful planning that went into the development of the area.
